Why does the same budget buy such different plots?
Agents on the coast describe plots in several ways, and that makes headline prices hard to compare. These are the sizes you will see most often:
- 40 x 80 ft: 3,200 square feet, about 0.07 acre.
- 50 x 100 ft: 5,000 square feet, about 0.11 acre. This is the standard “fifty by a hundred” residential plot.
- One-eighth of an acre: 5,445 square feet, slightly larger than a 50 x 100 ft plot.
- Quarter, half and one acre: 10,890, 21,780 and 43,560 square feet.
One acre is 43,560 square feet, so it holds about eight and a half 50 x 100 ft plots before any land is set aside for roads. When an agent quotes a price “per plot”, always ask for the exact dimensions and the survey number.

Kilifi town and Mtondia
The lowest asking price in our collection is Mtondia highway plots at KSh 995,000 (per plot), which works out at about KSh 8 million per acre. Mtondia sits along the Mombasa–Malindi road north of Kilifi Creek, and the advertiser offers an instalment plan. Closer to town, Pwani University area plots near Pwani University is listed at KSh 2,000,000 (per plot). The listing’s category and description disagree on the location, so ask for the location pin before you visit.

Kikambala
Kikambala coastal plot is advertised at KSh 1,300,000 (per plot) for a 40 x 80 ft plot about 300 metres from the ocean, with an instalment option. Kikambala lies between Mtwapa and Vipingo, so you are close to the beach without paying Vipingo prices. Ask how the plot reaches the main road and whether the access road is registered.
Mtwapa
Mtwapa has the widest choice, from KSh 2,500,000 to KSh 10,000,000 across 7 land listings. Prices depend on the neighbourhood and on how close the plot is to the highway and Mtwapa Mall. Vipingo
Vipingo quarter-acre plots offers quarter-acre plots in a Vipingo subdivision at KSh 5,000,000 (per quarter-acre plot), or about KSh 20 million per acre. The agent describes road and beach access. Vipingo’s planned estates mean buyers often pay for services such as internal roads, so ask exactly what the price includes.
Watamu
Watamu is mostly a market for finished homes, but Gede Road one-acre land is a vacant one-acre parcel on the Gede–Watamu road at KSh 14,000,000 (whole plot). Because it is a full acre, its price per acre is lower than many small Mtwapa plots, even though the headline price is high. What drives land prices on the North Coast?
The same few factors explain most of the price differences you will see:
- Distance to the beach or creek. Ocean views and walking access to the beach can multiply the price per acre.
- Road access. Plots on or near the tarmac Mombasa–Malindi road sell for more than land reached by a murram track.
- Utilities. Mains water and electricity at the boundary save you connection costs, but the advertisement alone does not prove they are there.

- Services in a subdivision. Perimeter walls, gates, internal roads and beacons add to the price, and to its value.
- Distance from Mombasa. Mtwapa and Kikambala benefit from being within commuting distance of the city.
How to compare two plots fairly
Before you decide between two plots, put these questions to both sellers:
- What are the exact dimensions, and what does the survey map show?
- Is there an individual title, or will the title be processed after payment? Who pays for that, and how long does it take?
- Does the price include legal fees, survey fees or title processing?
- Are the beacons in place, and can a surveyor confirm them?
- Is the access road registered, and how wide is it?
- If the plot is sold on instalments, what happens if you miss a payment?
