Where is the cheapest land in Kilifi County?

Cheap land on the North Coast is usually one of three things: a small plot, a plot far from Mombasa, or a plot some distance from the tarmac and the beach. In our sourced listings the lowest asking prices are in Mtondia and around Pwani University in the Kilifi town area, in Kikambala, and in parts of Mtwapa such as Bomani and Majengo Barani.

What can you buy for under KSh 1 million?

At the time of writing, one plot in our collection is advertised below KSh 1 million: Mtondia highway plots, a one-eighth-acre plot on the Mombasa–Malindi road corridor at KSh 995,000 (per plot). Plots this cheap are usually further from services, so check how you would get water and electricity, and how far you are from a school, shops and a health facility.

Plots between KSh 1 million and KSh 3 million

This range gives you real choice:

  • Close to the ocean: Kikambala coastal plot in Kikambala is advertised about 300 metres from the sea at KSh 1,300,000 (per plot). It is a small 40 x 80 ft plot, so check the county’s rules on what you can build on it.
  • Near a university town: Pwani University area plots is a standard 50 x 100 ft plot at KSh 2,000,000 (per plot), with water, electricity and a borehole mentioned in the advertisement.
  • Most land for the money near Mombasa: Bomani quarter-acre plot gives you a quarter acre in Bomani, Mtwapa, at KSh 2,500,000 (whole plot), or about KSh 10 million per acre.
  • A gated subdivision: Ndonya Palm Residence plots advertises one-eighth-acre plots from KSh 3,000,000 (from, per plot) behind a perimeter wall with a shared entrance.

Cheap is not the same as good value: the hidden costs

The asking price is never the full cost of a plot. Before you commit, budget for:

  1. Stamp duty. Usually paid by the buyer: 4% of the government valuation for property in urban areas and 2% in rural areas.
  2. Legal fees. Your own advocate’s fees for the sale agreement and transfer. Ask for a written quote before you instruct them.
  3. Survey and beacons. A licensed surveyor to confirm the boundaries, or to place beacons if they are missing.
  4. Title processing. On subdivided plots, the individual title may still need to be processed. Find out who pays and how long it takes.
  5. Searches, consents and registration fees. These are small government fees, but they add up.
  6. Clearing arrears. Unpaid county land rates should be cleared by the seller before transfer.
  7. Making the land usable. Fencing, clearing, a water connection or borehole, and an electricity connection.

On a cheap plot these costs are a larger share of the total than on an expensive one, because some fees do not fall with the price. Ask your advocate for an itemised estimate for the specific plot before you sign anything.

Red flags with very cheap land

Be especially careful if any of these apply:

  • The price is far below similar plots in the same area, with no clear reason.
  • The seller offers only an allotment letter, a share certificate or a photocopy of a title.
  • The plot is still part of a larger “mother title” and there is no approved subdivision.
  • People are living on or farming the land. Disputes over occupation are a known problem in parts of the coast.
  • You are pressed to pay a deposit before an official search, or to pay into a personal account without a signed agreement.
  • The seller’s ID does not match the name on the title, or they want to use someone else’s advocate.

How to buy a cheap plot safely

Are instalment plots in Kilifi safe?

They can be, if the agreement is drafted or reviewed by your own advocate. It should state the full price, the payment dates, when you get the title, and what happens to your money if either side pulls out. Check the title before your first payment, not after your last.
